Regional and local Multiple Listing Services have a lof of useful data we can use to create a CMA (comparative market analysis), necessary to arrive at a justifiable offer price. For you and the seller to refer to, and for a bank to use during the appraisal process, its necessary that all parties are aware of the relative value of the property.
Title companies have detailed records, only some of which shows up in the MLS. This can include when the property was last sold, what loans have been taken out on the property, what property taxes are currently on the property, if it's changed hands recently. Some of this may be useful when making your offer.
Once we have all of our documentation together (verifiable lending documents and proof of funds, the formal Offer to Purchase and any required accompanying documents), I will directly solicit the owner of the property on your behalf. They will let me know, and I will forward their response as your agent, whether they are willing to entertain your offer.
There will be only two ways it can go, obviously: (1) they can agree to move forward with you or (2) they will decline to move forward.
If we move forward, the transaction will take place like any standard transaction involving seller and buyer. There will be multiple steps along the way I will manage on your behalf, including setting up of appointments for inspections, interfacing with escrow and title companies for documentation from them, forwarding all required disclosures and addenda for your review and signatures. If the seller decides NOT to move forward and is uninterested in your offer, I can lobby on your behalf to see if they may be open to a different offer. If not, you and I can look for another property that may be open to an offer.
